Bethesda construction update: JBG Bethesda Ave. retail building (Photos)
There are more details on the facade of the new retail/restaurant building under construction at 4735 Bethesda Avenue. As I reported previously, the structure is shown in renderings as having a rooftop restaurant space.
The tenant remains unknown. One rumor had Dean and Deluca moving in. Dean and Deluca's corporate office declined to respond to an inquiry regarding the property. A JBG leasing representative also declined to comment recently, when asked who the tenant might be.
This is going to be a nice addition to the neighborhood assuming they pull in some quality tenants.

Are you referring to the Karr designs?

Maybe Douglas is becoming the new Greenhill in terms of not doing anything big with old crappy buildings and just doing lipstick on a pig renovations?

Yes definitely it shows Dyer is actually trying to find answers instead of just throwing out unverified rumors and opinions. Nice to see Robert Dyer maturing info a real journalist. Good job!

5:13 you could be right. Doesn't Douglas own the one with Trader Joe's in it on Wisconsin? That's been under "renovation" for over 3 years now!

ReplyDeleteI have to assume that TJ's will be fighting with Target to get their trucks in every night -- unless TJ's is walking.
TJ's has a good long lease, but customer parking and re-stocking the current location will be a daily nightmare.
Possibly, the landlord thought he could get a better, longer deal with Target and is letting TJ's walk.
This looks pretty interesting - nice to see some architectural variety. Has JBG announced any tenants? Has anyone said anything about what the little public/green space might look like between this JBG building, FRIT's building, and the new Carr building? It will be nice to see the end result!
ReplyDeleteJason, when I asked JBG, they declined to comment on tenants. All indications to me suggest there is one or more tenants, and that it is not being built on spec to be put up for lease.
ReplyDeleteIt does seem like between Carr and JBG there is now a lot more momentum to get something done with that space. The other long-term wild card will be what FRIT plans to replace that building (Bethesda Row Cinema, etc.) with in 11 years when the leases are up. Will they work with a space that is already finished by Carr and JBG, or will they be part of designing it with their future redevelopment in mind?
It certainly would be nice to get something cohesive in that middle spot with the three property owners.
