Chef Peter Chang's newest restaurant, and the one that
will serve as his flagship at 4500 East-West Highway in Bethesda, has applied to Montgomery County for its liquor license. The restaurant's hearing will be on February 2. Q by Peter Chang is expected to open in April. As you can see in the above photo, there is quite a ways to go on the build-out.

7:23: It's been previously pointed out that that particular building's ownership was holding out for higher than market rents. Totally different situation from 4500 East-West. Carr was disadvantaged by the anti-business, anti-highway County Council, not by their own pricing.
DeleteTo their credit, Carr switched strategies and were able to lease up with smaller tenants. They also stuck to their guns about the white tablecloth plan for the restaurant space, and completely delivered on that goal with one of the top chefs in the region.
Where do you get your information? Office market conditions in nearly Arlington submarket is worse than in downtown Bethesda. Crystal City is still half vacant, a long-stalled office building development in Ballston was just converted to apartments, and 1812 still sits embarrassingly empty. Monday is asking market rates for the class of building, they just refuse to discount.

3:49: Huh? You basically rewrote what I just said, but tried to make it sound like you were correcting me. Not lowering your rent in a tough leasing market is - duh! - refusing to offer market rate. Never said Carr lowered rent, I said they went after a different type of tenant when MoCo's moribund economy and anti-car policies stymied their efforts for a corporate headquarters like Intelsat.

ReplyDelete7:41: I can't predict if the restaurant and/or landlord will contribute $ toward restaurant patron parking, but I can say it's possible, because the garage does include parking for the public. The issue, as any developer knows better than I, is that there is no such thing as "free parking." So somebody would have to cover the cost of validation.

Dyer, the "Northwest Freeway" alignment parallel to Wisconsin Avenue was withdrawn in the face of overwhelming opposition from County residents, over half a century ago, a decade before you were born, and four decades before 4500 East-West Highway was a gleam in a developer's eye. I don't understand why you keep obsessing about this.
ReplyDeleteAnd it would not make the route from Bethesda to Dulles using the (equally unbuilt) "Second Crossing" any less circuitous.
1812 N. Moore Street is adjacent to both a direct highway connection to Dulles as well as to the Silver Line. Hasn't done it a whole lot of good, has it?
A far more realistic solution to improving road access between Bethesda and Dulles, and Northern Virginia in general, is widening the Beltway south of the I-270 spur. But you oppose this.

If you and Hans want to try to get behind bulldozing homes in Bethesda, I look forward to that for entertainment purposes.
I support Express Lanes to give drivers the option to escape, but they clearly have failed to reduce congestion on the Beltway heading toward Tysons. Traffic is even backed up that way on weekends. It shows that we need Express Lanes AND M-83 and a new Potomac River bridge to get some of that traffic off of the Beltway and I-270 south of Rockville/Gaithersburg (depending which route the crossing takes - I-370 or Rockville Facility).
