B&N's new prototype store has a downsized inventory focused on books and gifts, dropping declining categories like music, movies and toys. It will also have a cafe, a feature Bethesdans were angered to find missing at the new Amazon Books store at Bethesda Row. The Mosaic Barnes & Noble is expected to open in June, according to the company.
The loss of Barnes & Noble and the Regal Cinemas (which the Montgomery County Council and Planning Board did not require the developer at 7272 Wisconsin Avenue to replace, despite having the authority to do so), along with the increasing flight of the rich out of Montgomery County to lower-tax jurisdictions in the region, has been a one-two punch to Bethesda Row. Longtime large restaurants have suddenly closed, and once-full parking garages now have hundreds of open spaces at the height of dinner hour.
We won't get a true test of the people-drawing power of B&N replacement Anthropologie & Co. until warmer weather returns this spring and summer. For now, the old crowds on the plaza have decidedly dispersed elsewhere. A major part of that is the loss of the theater, as well. Mainstream cineplexes have been shown in studies to draw an additional 20,000 people to an area per weekend. While the early months of Anthropologie have found its Terrain Cafe to be quite busy, the store itself seems to draw only a fraction of the shoppers the "failing" bookstore did.
It's very strange that the words "Federal Realty" can be found nowhere in this article.

We find the Amazon Books very useful for painless Amazon returns. If you want to go to a cafe, perhaps one of the 200 restaurants that are easily within walking distance might suffice. If you lament the loss of free browsing access to magazines and books, they have this new thing called a library.

ReplyDeleteBy my count, we currently have 6 tower cranes in the city. We have had 24 major projects constructed between 2008 and now.
We currently have 9 high-rise projects under construction (4747, The Wilson, The Elm, Avocet Office Tower, AC Hotel Bethesda, Marriott HQ, Marriot Hotel, 7900 Wisconsin and Brightview).
We have 21 high-rise projects approved or in the pipeline (St Elmo, 8008 Wisconsin, 8000 Wisconsin/Artena, 8280 Wisconsin Bio-Science, 8015 Old Georgetown Church and Condos, 7607 Old Georgetown, Claiborne, ZOM/Maizon Bethesda, Edgemont II, 4340 Wisconsin, Rugby Condos, 4915 and 4921 Auburn, Metro Center 4, 4540 Montgomery, 7121 Wisconsin, 7126 Wisconsin, Metro Tower, 7800 Wisconsin, 7820 Wisconsin, and the Bethesda Gateway Project on East West Highway). Obviously some of these might not be realized, but many new ones are likely in the works.
We also have 7 major new infrastructure and park improvements including the new South Metro Entrance, Purple Line Station, Wisconsin Plaza, Capital Crescent Trail Improvements to Silver Spring, Capital Crescent Urban Park and EYA Farm Women's Market Food Hall and an enhanced Metro Plaza in the pipeline.
That's 37 major projects in the city and potentially 61 major high-rise projects since 2008. Almost all of these projects include ground level retail, cafes or restaurants.
Perhaps others have more faith in the health of downtown Bethesda than you have...
The Dyer did not win in MoCo County Council, because the electorate is full of Socialists. Dyer did in fact get most votes on the Republican slate of three.

This does not even include the proposed food halls at the FWM, that in one renovated and two new buildings, might contain dozens of new restaurants and cafes across the street from the new South Metro Entrance, Purple Line Station, CCT 250 space Bike Parking Deck and potential BRT Station.
Privately owned public space is also included in many of these projects, especially at 7900 Wisconsin, Metro Center 4, Avocet Tower and the Elm/Wilson. Of course many are not in one large town square, but they do add up to a very pleasant connected system of plazas and green spaces. As the PIP funds accrue, the county can afford to develop more public spaces like the Capital Crescent Plaza and Veteran's Park, or purchase additional sites for park usage.

By the way, the Bethesda Urban Partnership lists 192 existing or "coming soon" restaurants and cafes within Downtown Bethesda's CBD. A few on the list are closed, and a few new ones are missing. This is a very substantial amount of dining options, well within an easy walk from the Metro. The Bethesda Circulator makes it even easier for those who can't walk very far, or during inclement weather.

Mosaic District tenants include Target, GW Asian Supermarket, Arby's, and Panda Express. Its not an upscale area by any means. Most of Fairfax County in the shadows of Tysons Corner and Reston is just as run down and gang infested as Langley Park

Meanwhile, Virginia played every hand available, and not only picked up Amazon, but quite a few other HQs and factories along the way.
ReplyDeleteI just mentioned two projects that were postponed due to the false belief the state would pay if we got Amazon, and as a result, were essentially canceled by Elrich's latest budget proposal.
4:09: The Montrose Parkway East was very popular among business groups and drivers who currently sit at red lights on Randolph Road. Its cancellation the same week Amazon execs were touring Montgomery County was a humiliatingly stupid Council decision that certainly didn't help our bid.
Amazon is essentially a logistics company, as their Crystal City plans indicate, and had to be spooked by the government of the place they were touring canceling the biggest infrastructure project for the area they were considering in the County for the HQ2.
Of course, with no critical press besides me, they've skated on that blunder and even been allowed to proclaim defeat was actually a victory. And it was your favorite corrupt or incompetent reporter Jennifer Barrios who pointedly refused to include my relevant and timely comment that was emailed to her in advance in her article on the parkway postponement.

ReplyDeleteDo you realize that the "HQ" in "HQ2" stands for "headquarters" - not "package sorting and shipping facility"?

Is it really that hard for you to understand a question and answer it without lame evasions and insults?

We know because there was an argument between Roger Berliner and Nancy Floreen about the Montrose Parkway, in which Berliner expressed his belief that the Amazon deal included the funding for these projects. He was then reprimanded for disclosing secret information from the deal, and this was widely talked about in the Post and elsewhere at the time.
