Let's return to the construction site of the Cheltenham apartments at 4725 Cheltenham Drive in downtown Bethesda. Equipment and materials are being moved into place for the assembly of a tower crane at the former Midas property. A 102-unit apartment building, it has gotten the most attention for not including on-site parking. A public parking garage is located directly across the street.
No parking garage is a no for me.
ReplyDeleteThere is a county owned parking cross directly across the street from this project that offers monthly parking permits. By not building an expensive underground deck, the new building can be constructed more cheaply and (in theory) offer lower rents.

ReplyDeleteYes, public garage, that no one uses, is across the street. But do residents get to park there for free? I can't remember if that was brought up before.
ReplyDeleteNo free parking, but quite affordable monthly parking rates are available at most county decks. Usually much cheaper than paying for private parking under these residential towers. The new Hampton House is charging $325 per month for a reserved space, and $375 per month for one with an EV charger, but that includes free charging. The large county parking deck under the Darcy and the Flats, only one block away, charges only $200 per month for an unreserved space. Of course the security is likely much better in a private deck. For a $125 savings per month, it seems to make sense to walk a bit, but obviously less convenient. We only use our car about once a week, so a less convenient, but much cheaper space, would make sense.
ReplyDeleteThe point missing, as always, is that a deeded parking space is like any other piece of property which can be bought and sold separately. The most important thing is that a secured garage which is not publicly accessible is a huge security feature as the idiots on the council and in Annapolis prioritize criminals over citizens making that walk across the street a more common opportunity crime.
DeleteRental apartment buildings do not have deeded parking spaces that are available to purchase by tenants. They are rented from the building owner, just like monthly parking users in a county deck rent them from the county. I agree that deeded parking spaces make sense in a condominium around here. In NYC, most condos do not have dedicated parking.

This apartment (not condo) building is creating mostly fully furnished, compact junior one bedroom apartments with built in Murphy beds and wardrobes. I expect it will have lots of short term corporate rentals by Marriott, located just across (another) street. These Marriotters will also have access to the massive and secure underground parking deck under their corporate HQ.
