Montgomery County homeowners slammed as property tax bills arrive


Montgomery County homeowners are receiving their property tax bills in the mail, and jaws are crashing to the floor countywide. A super double-whammy budget by the County Council in May not only hiked property taxes yet again, but also eliminated the Income Tax Offset Credit that a vast majority of homeowners were previously eligible for. The end result has been, among homeowners I've spoken to around the county, property tax bills anywhere from 17% to 25% higher than last year. Be sure to thank your representative comrades on the Montgomery Commie Council.

Predictably, the hardest-hit areas are downcounty, in Bethesda, Rockville, and Silver Spring. Many Rockville residents are looking at $12,000 tax bills. "It was about $12,000 last year," lamented a Bethesda homeowner holding a tax bill for more than $15,000. As I have noted for many years now, Montgomery County property taxes have increasingly become a second mortgage for homeowners. It's simply incredible that the Council would slam homeowners with tax increases this high in the middle of an affordability crisis. Most of this money ends up in the pockets of the Montgomery County cartel, the puppeteers behind our Marxist County Council.

Don't forget, in May the Council also added a new wealth tax on the "rich," whom our stuck-in-the-1960s Council defines as (in Dr. Evil "one million dollars" voice) anyone making over $150,000. That's only $18,000 higher than the median income of $132,450 in Montgomery County! $150,000 is just squeaking by and surviving, especially with a County Council of overpaid, underworked oligarchs who draw an annual salary of $167,172 from you, the taxpayer, for a few hours of "work" per week. One of the best kept secrets of the Council is that many members over the years have used the lax Council schedule, and their overinflated salaries, to put themselves through graduate or law school at your expense. If only you were as criminally street smart as the County Council, you might throw the bums out on Election Day!

The beginning of the end. Self employed health insurance now runs over 3K/month while illegals get it for free. Add another 2K to 3K per month for property taxes, owning a house in BCC requires a minimum mid-six figure income.

My wife and I are retired. Living on Social Security and our savings and a VERY modest pension. My income only increases because of the annual SS COLA (typically in 2.5% - 3.0% range). In their infinite wisdom, the County Council pushed this property tax hike on us so that our annual bill INCREASED by $1,095. It beggars belief. Are they really that greedy? That dumb? And people in this country illegally are receiving my tax dollars! I want out.

County tax rate in 2026: 0.9210

The vast majority of your increase is because your assessment went up. Either you weren't paying your fair share previously or your home value increased a ton. My increase over that time was a bit of both (though my current assessment is still a couple hundred grand below actual market value).

This place has turned to trash. The schools declined, the roads are awful and right of ways and roadsides are not maintained and are overrun with trash and debris not to
mention the overgrown weeds and trees. Where is this money going? We don’t get services from paying these ridiculous taxes, we pay our bills but the things we care about aren’t covered by are taxes anymore they go to handouts to those that don’t care about the things we do.

Keep in mind that this tax increase won't fix the structural revenue problems this county and state have placed all property owners into. Remember when the progressives said $15/hour will solve the "living wage" gap? Well despite their education they never learned basic economics.

Take a look at the new fees that took place on July 1st. Has anyone looked at their car registration fees? Utility bills, (some of the highest in the country)? Car insurance thanks to allowing Illegals driving with state sponsored insurance, MAIF, if they have any at all. Oh and their pet vanity projects like the PL and The Peninsula with a new light-rail proposal in Baltimore. Sooner or later they'll run out of other people's money.

7:21 is a true novice in MD tax knowledge. MD undervalues and over rates so owners can't successfully contest the accessments. Contrast this with DC and VA which base the amount on a market value accessment. They've stated this at the hearing which is the 2nd step owners get in contesting the tax.

If you don't get it, you don't get it.

Please educate yourself. It's called the ER which by law cannot refuse service and since they have no legal presence, the likelihood of repayment is zero.

Most people don't write a single check, but pay as part of their mortgage, which is directly removed in small pieces as escrow along with their house insurance from their bank account. If they don't physically balance their checking account at the end of each month, they won't notice the payment went up, let alone try to figure out why. The politicians know this and that is why they keep increasing spending and increasing taxes.

The voting demographics are odd in that lower to middle-class minorities are not the ones who supported these socialists but it was the upper income white voters. Your tax rate goes up because your assessment goes up, because corporations and private equity are gobbling up housing, jacking up the prices, and creating artificial scarcity... but of course conservatives never want to hold private industry accountable for their actions.

It's always hilarious when they try to blame "illegals" (they mean nonwhite people). How many "illegals" are buying up the multi-million dollar houses in Bethesda?

@10:10 accessments aside because you're clueless how it works, (rates vs value), when those in charge use taxpayer dollars on illegals ANYWHERE in MC/MD, the money has to be raised from somewhere. Unlike you who lived off their parents, now the taxpayers, there is a concept of finite resources so spending in one place means that money is no longer available elsewhere so what to do? BCC is essentially the ATM machine of MD so while illegals don't live here, the money needs to be made up by others.

Truly sad that this needs to be explained but liberals think money grows on trees like electricity comes from wall sockets. Grow up grifter.

3:18 PM Where are you getting your insurance from? If you're on the MD/ACA exchange, your rates skyrocketed this year because of Trump's and the R's big ugly bill that stripped down the premium tax credits.

You can also blame the bloated greedy insurance companies that squeeze every dollar out of its customers by denying and delaying care.

6:23: The greedy price-gouging by all types of insurers in the state is aided and abetted by the elected officials they've bought off with fat checks, as I reported last year. I included a list of the donations to the governor and each Montgomery County delegate and senator where applicable.

Far be it for a TDS inflicted progressive to blame one of their own that most people can see as the true catalyst of healthcare costs that we have today. I get it, put all the illegals on subsidized healthcare with higher costs for everyone else, (except those in charge) is a blatant effort to collapse the system to get single payer.
