Boba Station is/was pretty popular.
Last Yelp review for Boba Station was in 2016. Looks like they closed some time ago.
I'm pretty sure that they didn't "rip down" the sign on Shafa Blends, as that would have damaged the molding, making it harder to attract a new tenant. But that indicates that the place didn't just close yesterday.

Seems like every morning I get up and Robert Dyer is reporting on another business closing!
Shafa Blends is relocating to somewhere closer to Rockville Pike.
