Montgomery Pearl development back on in downtown Bethesda


The Montgomery Pearl project is back on in downtown Bethesda. A proposed redevelopment of several adjoining properties on Montgomery Avenue and Pearl Street, it was previously floated around 2018. Promark Development, LLC, has now revived the project. Comprised of 4540, 4424, 4400, 4340 and 4338 Montgomery Avenue, and 7300 Pearl Street, the new development would include residential buildings with ground floor retail. A "health and wellness club" would also be part of the project.


Promark has also proposed to create a connection between the Capital Crescent Trail and the public space in the new development, and to convert the portion of Pearl Street adjacent to the site into a shared street for pedestrians, bicycles, and vehicles. A four-level underground parking garage would serve residential, retail, and health club uses. The maximum building height of 145' would step down at the rear of the property, where it approaches the Purple Line and East Bethesda residential neighborhood.

Wow, the traffic along there is often kinda slow already. I wish they would move the NYC bus pick up to the Metro station instead of along that route toward Pearl. That sort of slows the traffic as fills are bring dropped off. That's old and tired on that side of Montgomery where this redev is being proposed so maybe this will "brighten" it up a bit. Every corner is a massive multi-use that's just a reality.

Wow!! How many units?
Looks like this will be 8 stories tall along Montgomery Ave.

Did we REALLY need to rezone single family residential areas with all the big residential buildings and EYA townhomes we are adding as infill development ? ? ?

If they add a bike lane the entire part of Montgomery Ave, I may have to move. the stupid bike lane from Wisconsin to Waverly is bad enough (and don't get me started on the one on Montgomery Ave on the other side of Wisconsin)

As usual, the county drawings are horrible as far as where the proposed buildings will be located with respect to the surrounding neighborhood.

Didn't the county purchase this collective space/land at least in part to build a shiny new community center, given nothing has been done regarding those plans since the Downtown Development plan was approved in 2017?

Odd that you don’t mention that OneLife Fitness, previously Bethesda Sport and Health, has been on that site for decades.

Because OLF won’t be part of this project. Lifetime Fitness will be taking over the space.

5:55 PM That doesn’t change the fact that that OneLife Fitness, previously Bethesda Sport and Health, has been on that site for decades. A new gym isn’t just popping up out of nowhere.
