Demolition imminent at site of future apartment tower in Bethesda


Preparations are being made for the first demolition of structures at the site of a new apartment tower at the southeast corner of Old Georgetown Road and St. Elmo Avenue in downtown Bethesda. Demolition fencing has been erected around vacant storefronts at 4938 and 4940 St. Elmo. Other properties on the assembled site that will also be demolished include the office building with Old Georgetown Grille and Colonial Opticians on the ground floor, and the former Bethesda Florist and Jewelry Exchange buildings. The apartment tower to be constructed by developer Stonebridge will be 175' tall, with 240 residential units, and 6000-square feet of retail and restaurant space on the ground floor.

Toolbox leases former Flanagan's Harp & Fiddle space in Bethesda


Toolbox
, a Pilates and yoga studio with a Dupont Circle location in Washington, D.C., has leased the former Flanagan's Harp & Fiddle space at 4844 Cordell Avenue. Why such a large space? Maybe because the D.C. location doubles as an upscale event space after business hours. 

Founded in 2012 by entrepreneur Iva Gotzev, the original Toolbox can host everything from corporate events to weddings, in a space that combines warm, natural surfaces with displays of art. If the same model is followed at the Bethesda location, it would be the second dedicated event venue to open in downtown Bethesda in as many years, following The Cordell at 4865 Cordell Avenue. A third, Bonvenue at 7615 Wisconsin Avenue, remains in limbo for now.

Flanagan's closed in 2020 after decades as a fixture in downtown Bethesda. What triggered the demise of a business that had weathered so many economic downturns of the past? The anti-business policies of the Montgomery County Council, and the Council's 2012 Nighttime Economy Initiative, delivered stiff body blows to every hospitality business in the County, with the latter leading to the closure of over 25 nightspots in downtown Bethesda over the ensuing years. At the time of the closure, the owner cited the County Council's Bethesda Streetery street closures, and the County's pandemic ban on live music, as the straws that broke the camel's back. The exit of Flanagan's saw Bethesda become one of the few towns in America without a single Irish pub, adding to its existing notoriety as one of the few towns in America without a St. Patrick's Day parade.

Fairmont Grill out before even opening in Bethesda


The long-awaited Fairmont Grill Dry Aged Kitchen won't be opening after all, at least not at 4940 Fairmont Avenue. A For Lease sign has now appeared in the window, before the restaurant even served its first steak. It's been 23 months since the Fairmont Grill announced it would be opening in this spot. With window coverings obscuring the interior all that time, it's unclear what construction work was performed, if any.

Demolition permits requested for properties on St. Elmo Ave. in Bethesda


The other shoes are starting to drop in the pending demolition of multiple buildings at the corner of Old Georgetown Road and St. Elmo Avenue in downtown Bethesda. Over the weekend, a demolition permit request notice for the former Jewelry Exchange building was posted on the premises. Last night, identical demolition permit notices were posted outside of 4938 and 4940 St. Elmo. Head2Toe Health & Aesthetics had already vacated their space last December, moving to 7505 Democracy Boulevard. Bethesda Boxing & Kickboxing is currently in the process of moving across the street to 4927-A St. Elmo Avenue. Other structures due to be razed for a planned apartment tower on that corner include the buildings that previously housed Bethesda Florist and that currently house Old Georgetown Grille and Colonial Opticians.

Demolition permit requested for Jewelry Exchange in Bethesda


A demolition permit has been requested from Montgomery County for the former Jewelry Exchange building at 7747 Old Georgetown Road in downtown Bethesda. The building is one of several adjacent properties that will be demolished in the near future to make way for - what else! - a new apartment tower. After twenty years and two million TV commercials, "THE JEWELRY EXCHANGE BETHESDA!!!" closed in the spring of 2022. Those "thousands of GIA diamonds" were cleared out long ago, and we'll see how soon the other properties move to the demolition phase.

El Pike Diamante reopens in Bethesda


El Pike Diamante
reopened Friday night after a brief closure, in which the restaurant was locked out of the premises by the landlord. Whatever the dispute was appears to have been resolved, and the no-trespassing and warnings-to-locksmiths signs have been removed from the windows. The listing advertising the space as available for "immediate" lease remains active, however. This is the first time since I started this blog that I've seen a business reopen after being locked out, so this is one for the record books in Bethesda. El Pike Diamante is located at 4906 St. Elmo Avenue in downtown Bethesda.

One restaurant has closed in downtown Bethesda, and the future of a second is undetermined. Pike El Diamante has shut down at 4906 St. Elmo Avenue. The property owner has posted signs warning the business ownership or other parties not to attempt to gain entry to the building, in which the contents of the restaurant remain under lock and key. An online listing indicates the space is available for lease immediately.


Also being marketed as available for "immediate" lease is the building at 4858 Cordell Avenue. That is currently home to Smoke BBQ, which is still open for business at last check. Both properties have not had much difficulty attracting tenants, as both are highly visible storefronts in the Woodmont Triangle with lots of lunch and after-work foot traffic.

Ullico relocates HQ from Silver Spring to Bethesda


Ullico
has relocated its corporate headquarters from Silver Spring to downtown Bethesda. Its offices have officially relocated to Avocet Tower at 7373 Wisconsin Avenue. The insurance firm has leased 30,333-square-feet of space at the tower, and their logo signage has just been affixed to the building facade (although I like to see these at the top of the building and lit up at night). 

The move continues two trends: Where Montgomery County has failed to attract a single new major corporate headquarters in over 25 years, some companies remain committed to the County, and relocate within its borders. Marriott International and Choice Hotels are other examples; both are progressive liberal corporations (though the former didn't start off that way!), and align politically with the County Council even if it costs their firms significant revenue at the bottom line. 


A second trend is the in-county poaching phenomenon we've seen with new Class A office space. While big names like Intelsat famously passed on a brand-new trophy office building at 4500 East-West Highway, new buildings in downtown Bethesda and at Pike & Rose have lured away companies already in Montgomery County in significant numbers. In fact, Ullico joins Arlington Capital Partners and DiamondRock Hospitality Company in moving to Avocet Tower from buildings within sight of it, a remarkable 78,864 SF coup by Beacon Capital Partners and their leasing representative, Transwestern.

Bethesda office building for sale


An office building in downtown Bethesda is for sale, but looks can be deceiving. 4709 Maple Avenue looks like a residential home, and probably started its life that way when it was constructed in 1937. But in its modified form today, you might be surprised to learn that there are eight individual offices inside there, as well as a conference room, a reception area, a kitchen, and three bathrooms. Oh, I forgot to mention the fireplace. The asking price? $1,600,000, according to the online sale listing

Teas Me bubble tea shop space marketed for lease in Bethesda


The space currently occupied by Teas Me at 5017 Wilson Lane in downtown Bethesda is now being marketed for lease. Teas Me, a bubble tea shop, opened here in July 2023. According to the online listing, the space is available "now." Teas Me remains open for business at this time.

Former Bethesda movie theater available for lease


A former Bethesda movie theater space-turned-gym is now on the market for lease. The K-B Theatres Georgetown Square Twin building at 10400 Old Georgetown Road has sat vacant for over two years, after New York Sports Club moved out. According to the Cinema Treasures website, some structural or architectural remnants of the theater remain inside the 14000-square-foot building, but not having been a member of the gym, I cannot confirm this. The KB chain opened this two-screen cinema on December 21, 1973. Another reminder of the golden age of neighborhood movie theaters, which crumbled to dust by the end of the 1980s. 


I used to think their demise was a real estate developer scheme, but it turned out that the biggest theater chains colluded with the major studios to make the profit splits so high for blockbusters, and the commitment of weeks to show them so long, that 1-and 2-screen cinemas like Georgetown Square couldn't remain financially viable and still obtain first-run movies. You had to have enough screens to A) show the movie a sufficient number of times per day to recoup enough money from ticket sales and snack bar concessions, and B) move the blockbuster into a smaller auditorium, if moviegoer interest in that flick began to wane prior to the 4-to-6 week commitment the studios demanded, and thereby have room for the next major release simultaneously.

Retail building for sale in downtown Bethesda


A partially-leased retail building in downtown Bethesda has hit the market for sale. 4707-4711 Chase Avenue is the former home of Besta Pizza and Hope Floats, the latter of which moved to a new spot at 7625 Wisconsin Avenue a few years ago. Those storefronts are vacant, but Autobody Dimensions is still located on the second floor. 


The asking price is not provided in the online listing, which does note that the prospective buyer will be subject to a ground lease, which has 36 years remaining on it. We don't know the specifics of this situation, or what adjustments might be made in negotiations with a prospective buyer, but ground leases can complicate matters for the buyer and seller. 


Foremost, under the typical ground lease arrangement, it means that 36 years from now, the property and all improvements the new owner might make revert to the ground lease holder. So your investment as the buyer is depreciating over time, while the property continues appreciating for the ground lease holder over the next four decades.

True Food Kitchen space being marketed as available for lease in Bethesda


Is True Food Kitchen on the way out in Bethesda? The restaurant's space at 7100 Wisconsin Avenue in downtown Bethesda is now being marketed for lease, with immediate availability. True Food Kitchen opened there, in the ground floor of the Solaire Bethesda apartment tower, in June of 2017. Assuming a 10-year lease, this is a year short of the termination date. The proposed monthly rent for the 6500-square-foot space is available upon request, according to the online listing. True Food Kitchen remains open for business at this time.

Artena Bethesda developer hires artist to paint windows of vacant storefronts


The developer of the stalled-out Artena Bethesda apartment tower project recently had a row of the vacant storefronts on the Wisconsin Avenue side of the site painted blue. Now an artist has been hired to paint artworks on the store windows. The vertical panels display a variety of colorful scenes, most with a nature theme. I'm not sure if the new paint and artworks will necessarily make pedestrians feel safer walking along that stretch after dark, but it is certainly an improvement over the status quo of the last decade.

The Cinema movie theater building cleared out in Friendship Heights (Photos)


The building that was long home to The Cinema at 5100 Wisconsin Avenue NW in Friendship Heights has been cleared out. Like some other shuttered movie theaters, it was eventually converted into a gym - Crunch Fitness, in this case. A one giant-for-the-time screen theater, it could seat 800 moviegoers. It was known for its 70mm projector from the 1980s onward, and for being a theater where you might turn your head during a Tom Clancy thriller to see a United States Senator or national security potentate pumping his fist during a particularly patriotic moment. You might have also spotted, or even been interviewed by, a TV personality from WTTG Fox 5, which used to be right across the street.


Beyond the high-profile clientele, the theater's architecture combined space-age utilitarianism with attention-grabbing Googie neon signage. Passing through the ownership of several chains since its opening in 1965, the Cinema's anodyne name functioned much like Bar in Ocean City: mention you were going to The Cinema, and everybody in Bethesda, Chevy Chase, and Northwest Washington knew exactly which theater you were referring to.


Among the highlights of the theater's four-decade operation was being one of only a couple dozen movie houses in the U.S. and Canada to show The Exorcist upon its opening date of December 26, 1973. You can imagine the hysteria of this exclusive engagement at The Cinema, with the Washington setting only topped by the outlandish spectacle delivered by the movie itself. Local newspaper reporters were all-too-eager to file colorful reports of Cinema patrons collapsing, vomiting, or simply fleeing the auditorium with what was left of their sanity intact. 


Later, beginning with the release of The Empire Strikes Back in 1980, The Cinema would draw cinephiles from far and wide to experience the adventures of Indiana Jones and Jack Ryan in 70mm grandeur. With the building now empty, isn't it time for one of our few remaining local billionaires to step in and restore the movie magic to 5100 Wisconsin Avenue NW? The Cinema was a true remnant of a golden age when there were neighborhood movie houses, ones we still remember from Damascus to Twinbrook to Spring Valley to Georgetown Square to - yes - Friendship Heights.

Vacant Wisconsin Avenue properties turning blue in Bethesda (Photos)


A row of vacant commercial properties at 7938-8008 Wisconsin Avenue in downtown Bethesda is turning the color of your face, if you've been holding your breath for the construction of the Artena Bethesda apartment tower. The latest development is that a painting contractor has been hired to paint all of the storefronts blue. That job has taken place over the last five days, as you can see in the photos below. It's unclear if the other buildings on Woodmont Avenue that are part of the Artena site will be getting the same treatment. This action won't stop vagrants and the homeless from continuing to break into the properties, and the expense suggests the long-vacant buildings aren't expected to be demolished anytime soon. You wouldn't spend money painting buildings you are planning to tear down next week or next month, right?
