The ultra-luxury condo market in downtown Bethesda appears to have slowed slightly, but sales remain steady. Christa Hodge, Sales Manager for the Stonehall Bethesda ultra-luxury condominiums at 8302 Woodmont Avenue reports the building has now passed the 50% sold mark.
Duball, LLC's Stonehall officially opened with a ribbon-cutting last October. To note the change in the condo market, consider that Toll Brothers City Living's Hampden Row was 50% sold before construction was even completed. There was not even a model unit available to tour when Hampden Row reached that mark.
Market trends benefit condo shoppers at the moment, however, as Stonehall is now offering VIP pricing through August. Hampden Row was offering incentives of its own last month.

Toll Brothers hosting Hampden Row open house this weekend
Toll Brothers City Living is hosting an open house this Saturday, July 14, and Sunday, July 15, 2018, from 1:00-5:00 PM both days at their Hampden Row luxury condominium property, located at 4915 Hampden Lane. Guided tours and light beverages will be offered.
The developer is also offering special sales incentives, if you make your deposit by July 29, 2018. Units remaining to be sold at Hampden Row range from two-bedrooms at $1,619,990 to three-bedrooms at $3,949,990. The latter includes 3 and a half bathrooms, and your own 2140 SF outdoor terrace with sunset views.

Toll Brothers sets opening date for Hampden Row in Bethesda
Big news from Toll Brothers City Living - The developer has set the Grand Opening of its Hampden Row ultra-luxury condominiums for Saturday, February 25 and Sunday, February 26, 2017, from 1:00-5:00 PM both days. Two model units will be unveiled for prospective buyers to tour during the grand opening event.
Hampden Row is located at 4915 Hampden Lane, at the corner with Arlington Road. Prices begin at $500,000.

Hampden Row condos already 50% sold in Bethesda
There's more evidence of a strengthening condo market in downtown Bethesda. Fifty percent of the units at Toll Brothers City Living's Hampden Row have already been sold, according to Hampden Row Sales Manager Jaclyn Smith. Those have been sold with only renderings and sales gallery mock-ups to go on, so essentially sight-unseen; the first model unit should open for tours in a couple of months.
Smith said sales traffic has surged since the building facade began to take on its final form in recent weeks. There has been an intentional effort to complete the section of the building closest to busy Arlington Road first. Next week, the capstone is scheduled to be installed along the building's roofline. Smith said the portion around the Arlington Road section should be complete by the end of the week, weather permitting.
Potential buyers stopping into the Hampden Row sales center at 4912 Hampden Lane have used words like "handsome" to describe the traditional design of the building's exterior, Smith said. Buyers have covered the demographic spectrum so far, she noted, ranging from young professionals who work on the Red Line, to empty nesters who plan to live out the rest of their lives in this building.
Many buyers in the immediate Bethesda area have not been familiar with Toll Brothers' City Living division. That's likely because City Living projects have up until now been concentrated in New York and New Jersey. Hampden Row is their first venture into our area, and will soon be followed by their second project, 8008 Wisconsin Avenue. While seemingly new, City Living actually has 36 multifamily buildings in its portfolio, including 110 Park Avenue and the 40-story 400 Park Avenue South in New York.
What may be spurring sales at Hampden Row?
The Toll Brothers brand reputation certainly helps in a crowded market like downtown Bethesda. In Fortune magazine's recent Survey of The World's Most Admired Companies, Toll Brothers ranked #6 worldwide across all industries in Quality of Products/Services Offered. That put them just below Apple, Walt Disney, Amazon, Alphabet, and Nordstrom, and ahead of Netflix and Facebook. Toll Brothers was named the #1 Home Builder Worldwide in that same survey.
Smith said the company's superior warranty and after-the-sale service is another strong selling point, with many customers choosing Toll Brothers again when purchasing future homes.
And then there is the apparent increase in demand for downtown condos, as evidenced by 400 people attending the sales launch of Duball, LLC's Cheval Bethesda condo tower last week.
Delivery of Hampden Row is expected in January.

The Toll Brothers City Living ultra-luxury condo project, Hampden Row, has made huge progress at the corner of Hampden Lane and Arlington Road in Bethesda. A lot of brick has been installed on the facade, and some balconies and glass are already in place. So far, the red brick design is meshing quite well with the existing buildings around it.
There will be 55 units, ranging from 1-3 bedrooms, and from 615 to over 2800 square feet in size. Inside the units, 9-foot ceilings, hardwood floors with 5" planks, and custom millwork will offset high-end finishes and appliances by Gaggenau, Thermador, and Bosch. Fixtures will be by Grohe.
Building amenities will include a 24-hour attended lobby, resident lounge, a rooftop terrace and fitness center, garage parking and bike storage facilities. The original completion date given two years ago has already passed, and no official delivery date has been announced publicly.

Hampden Row, the 55-unit luxury building developed by Toll Brothers City Living on Hampden Lane at Arlington Road, is about midway through construction. The scaffolding on the corner section of the building almost makes it look like a separate structure.

Toll Bros. asking to move Hampden Row project 3' closer to City Homes/Edgemoor condos in Bethesda

The developer is also seeking to increase the on-site public use space from 2,174 square feet to 2,233 square feet, increase the on-site active and passive use space from 6,077 square feet to 7,849 square feet, and for unspecified minor adjustments to the green roof, micro-bioretention areas, sidewalks and landscaping.
The Board will take up the request at its December 17 meeting. Planning staff are recommending approval of the Site Plan Amendment.

Work continued in the dark of night Wednesday at the Hampden Row condo project, from Toll Brothers' City Living division. A flagger was out on Hampden Lane to direct traffic.
Hampden Row will feature 55 luxury condos when completed.
