Here is how the future Tutti Fruitti frozen yogurt shop looks now at the Pike and Rose development. It is located in the pad site area near the corner of Rockville Pike and Old Georgetown Road.

Robert what do you make of Pike and Rose? It seems like they're throwing a lot of money and trying to manufacture a bigger Bethesda Row.

Do you think they will succeed?

They do have the advantage of the larger property. At Bethesda Row and Rockville Town Square, you walk a block and then *poof* you're out of the development. I think it will be better than Rockville Town Square for sure. I will wait until Phase 2 is finished before I can say if they matched the architecture success of Bethesda Lane, which is now a DC-area landmark. There are lots of great finishing touches to the Phase 1 structures at Pike and Rose, but I'm waiting to see what is the spot there that people will photograph like they do Bethesda Lane.

I really want this place to work. I'm just worried it will be too expensive for the millennials in the area.

Also, do you think they'll have enough security to keep poor people out?
