Bethesda apartment building for sale (Photos)

A small, four-unit apartment building at 4535 Avondale Street in Bethesda is for sale. The asking price is $3,500,000. Located just off of Wisconsin Avenue, city views from the units include the former Chevy Chase Bank building at 7501 Wisconsin Avenue, The Whitney, and the historic Wilson Store and Robert A. Pumphrey Funeral Home. Exterior views of the 1950 brick quadplex are deceptive, as the interiors of the apartment units have been tremendously upgraded, as you can see in the online listing.

I used to live on Avondale Street and have watched the updates regarding this property with interest. Just an fyi.

The updated building has four 2 BR/2BA units with basically no amenities. It looks like they'll be rental units, not condos.

This project has been years in the making, including years to sell the architectural plans, building permits, etc., for more than $2 million (i.e., to leave the buyer to do the renovation). The plans and property were last sold on March 27, 2020 for $1,140,000 (per RedFin).

Details of the *original* plans can be found here (including what the new building was supposed to look like) --

"Developers and Investors! Eight unit ready-to-build, conveys with permits. Luxury condos includes four 3br/3.5 ba, three 1br/1 ba, and one 2br/2.5 ba units with common and private roof decks, four balconies, and three patios. More than 5,800 net sq. ft. of sellable living space. Best outcome would be to build and hold! Located next to NIH, Walter Reed, across from Bethesda Metro, entertainment, etc. This gem is located at the heart of downtown Bethesda with a Walk Score of 97! Property will have a total of 17 Bedrooms, 17 full baths, five half baths, three patios, seven balconies, one common roof deck, two private penthouse roof decks, three penthouses, and eight private parking spaces."

The final property is significantly scaled down and has retained the prior external structure, thereby keeping the look of the other buildings on the street. A good move, imo.

Ultimately, however, it's simply more bloated real estate in downtown Bethesda.
