Former Bethesda movie theater available for lease


A former Bethesda movie theater space-turned-gym is now on the market for lease. The K-B Theatres Georgetown Square Twin building at 10400 Old Georgetown Road has sat vacant for over two years, after New York Sports Club moved out. According to the Cinema Treasures website, some structural or architectural remnants of the theater remain inside the 14000-square-foot building, but not having been a member of the gym, I cannot confirm this. The KB chain opened this two-screen cinema on December 21, 1973. Another reminder of the golden age of neighborhood movie theaters, which crumbled to dust by the end of the 1980s. 


I used to think their demise was a real estate developer scheme, but it turned out that the biggest theater chains colluded with the major studios to make the profit splits so high for blockbusters, and the commitment of weeks to show them so long, that 1-and 2-screen cinemas like Georgetown Square couldn't remain financially viable and still obtain first-run movies. You had to have enough screens to A) show the movie a sufficient number of times per day to recoup enough money from ticket sales and snack bar concessions, and B) move the blockbuster into a smaller auditorium, if moviegoer interest in that flick began to wane prior to the 4-to-6 week commitment the studios demanded, and thereby have room for the next major release simultaneously.

The Cinema movie theater building cleared out in Friendship Heights (Photos)


The building that was long home to The Cinema at 5100 Wisconsin Avenue NW in Friendship Heights has been cleared out. Like some other shuttered movie theaters, it was eventually converted into a gym - Crunch Fitness, in this case. A one giant-for-the-time screen theater, it could seat 800 moviegoers. It was known for its 70mm projector from the 1980s onward, and for being a theater where you might turn your head during a Tom Clancy thriller to see a United States Senator or national security potentate pumping his fist during a particularly patriotic moment. You might have also spotted, or even been interviewed by, a TV personality from WTTG Fox 5, which used to be right across the street.


Beyond the high-profile clientele, the theater's architecture combined space-age utilitarianism with attention-grabbing Googie neon signage. Passing through the ownership of several chains since its opening in 1965, the Cinema's anodyne name functioned much like Bar in Ocean City: mention you were going to The Cinema, and everybody in Bethesda, Chevy Chase, and Northwest Washington knew exactly which theater you were referring to.


Among the highlights of the theater's four-decade operation was being one of only a couple dozen movie houses in the U.S. and Canada to show The Exorcist upon its opening date of December 26, 1973. You can imagine the hysteria of this exclusive engagement at The Cinema, with the Washington setting only topped by the outlandish spectacle delivered by the movie itself. Local newspaper reporters were all-too-eager to file colorful reports of Cinema patrons collapsing, vomiting, or simply fleeing the auditorium with what was left of their sanity intact. 


Later, beginning with the release of The Empire Strikes Back in 1980, The Cinema would draw cinephiles from far and wide to experience the adventures of Indiana Jones and Jack Ryan in 70mm grandeur. With the building now empty, isn't it time for one of our few remaining local billionaires to step in and restore the movie magic to 5100 Wisconsin Avenue NW? The Cinema was a true remnant of a golden age when there were neighborhood movie houses, ones we still remember from Damascus to Twinbrook to Spring Valley to Georgetown Square to - yes - Friendship Heights.

Landmark Bethesda Row Cinema spared at auction


The future of Landmark Bethesda Row Cinema is that it still has a future, at least for now. No bidder for the Landmark theater chain emerged at a liquidation auction that was ordered by its creditor, Fortress, after Landmark defaulted on its $534 million dollar loan. That means all Landmark theaters remain in the hands of real estate mogul Charles Cohen as of today, and that the immediate threat of closure or liquidation has passed. But the decline of the chain under Cohen's direction remains an ongoing cloud over the business, as the pending closure of Landmark's Hillcrest Cinemas in San Diego after tonight's final screenings reminds us.

The shuttering of the Landmark theater in San Diego is the fifth for the chain since Cohen acquired it. As I reported last August, Landmark has increasingly supplanted the arthouse and foreign fare it was known for with mainstream blockbusters since the pandemic. That hasn't been all bad news in the case of the Bethesda Row Cinema, as downtown Bethesda lost the Regal Bethesda 10 cineplex when the Montgomery County Council declined to require its return in the new development at 7272 Wisconsin Avenue.

But the Bethesda Row Cinema is increasingly out-of-date, with its failure to upgrade to recliners and other amenities and standards expected by moviegoers in 2025. And it is facing the end of its lease in 2027, when Bethesda Row property owner Federal Realty will have the option to demolish the current building that houses the theater, and redevelop the site with a taller and denser one. As we saw with 7272 Wisconsin, the spacial dimensions required by a multiscreen theater are significant, and many developers would rather fill that space with additional tenants at higher rents than a theater chain can afford. 

At the same time, a study conducted for Towson, Maryland, about a decade ago showed that a cineplex showing mainstream blockbusters draws an additional 20,000 people to the neighborhood it is located in per weekend. The loss of Regal was evident in the reduction of foot traffic in Bethesda, and the thousands of once-filled parking spaces that now sit empty in the garages near the Regal's former site even during prime dinner hours. While Landmark has begun showing blockbuster movies, it lacks the number of screens and amenities to compete with newer or upgraded theaters. Restaurant and retail proprietors in downtown Bethesda have a vested interest in ensuring that Bethesda has a cineplex in its future.

JACK RYAN: SHADOW RECRUIT - EXCLUSIVE VIDEO FROM FUTURE BETHESDA THEATER ARCLIGHT CINEMAS

ArcLight Cinemas, the theater chain currently constructing a future cineplex at Westfield Montgomery Mall here in Bethesda, has another exclusive video they'd like to share with you.

This time, it is an interview with Jack Ryan: Shadow Recruit star Chris Pine, and director/co-star Kenneth Branagh. You already know Branagh is one of the great actors and directors of our time. And Pine is a chip off the old block; his father, Robert Pine, has been one of the best character actors in Hollywood for decades. Chris Pine's portrayal of Captain Kirk in Star Trek: Into Darkness makes this the first Jack Ryan movie I've wanted to see since Harrison Ford played the role. Keira Knightley is in this film, as well.

Also, just checking the latest news from the ArcLight website, the existing locations are showing some of the great movies of all time on a regular basis. You can't see classic movies in Bethesda right now. Currently on the marquee in coming months are 2001: A Space Odyssey, Indiana Jones, Selena, and The Fifth Element.

WESTFIELD MONTGOMERY MALL GARAGE CLOSED BEHIND MACY'S HOME STORE (PHOTOS)

The parking structure behind Macy's Home Store at Westfield Montgomery Mall is now closed. An extensive renovation and mall expansion is underway. Westfield has placed signs to direct customers to additional parking as necessary. Just a heads-up if you are planning to go shopping at the mall this weekend.

Bethesda cinephiles are the winners as a second, premium West Coast theater chain has chosen our town - out of all in America - to expand.

Highly successful ArcLight Cinemas has 4 theaters in Southern California.  They have announced that their 5th location will not be in California, but right here in Bethesda, at Westfield Montgomery Mall!

The mall's new 16-screen ArcLight Theater will open in 2014, with construction beginning next spring.

ArcLight and Westfield Montgomery are positioning themselves to squarely challenge the future Pike and Rose iPic theaterplex for the hearts and wallets of Bethesdans who desire - and are willing to pay for - an upscale cinema experience.

Like iPic, ArcLight will offer reserved seating, gourmet food and alcohol.

And like its primary competitor, ArcLight's tickets will be more expensive than the standard multiplex.

So what other advantages will ArcLight bring to the Battle of the Megaplexes?

ArcLight's programming, for starters.  Its 16 screens will show not only the latest blockbusters, but also independent films like Bethesda Row Cinema, and even some classic movies.

ArcLight also offers special family events.  In California right now, ArcLight is offering Sweet Summer screenings of family films like Pixar's Brave, which include a free "sweet treat" like S'mores or cotton candy, and themed activities.

Art exhibits and Q&A sessions with actors and directors will appeal to the true film buff.

No commercials!!  Are you sick and tired of the lame commercials playing before the movie?  Commercials begone! says ArcLight.

They'll have special 21+ screenings.

Ultimately, the winner is the Bethesda moviegoer, when at least 3 premium theater chains (the third being at nearby Rock Spring) square off for your movie dollar.

Hunger Games fans will be able to enjoy the movie, and boost a cause, at tonight's Westfield Montgomery Mall Theater premiere.

A thought-provoking book series and film - with themes of socioeconomic inequity and violence involving young people - lends itself well to the real-life human castastrophes in Africa today.

Westfield is offering a special premiere package for $20, a portion of which will go to the Invisible Children organization. The package includes one Hunger Games ticket, a medium popcorn, and a soda.

iPic THEATERPLEX
ON EAST COAST

Federal Realty, developer of Bethesda Row, is bringing a 44,000 square foot, 8 screen iPic Entertainment theater to anchor its new Pike & Rose development at the Mid-Pike Plaza property.

What does this mean?

Upscale cuisine during the movies, and at a separate restaurant accessible to non-theatergoers, called Tansy.

A bar called Salt, with the first "Select and Serve" Wine Tower in Montgomery County.

All-reserved seating at the movies.

Unobstructed views upon micro-suede chairs complete with dining tables.

Premium seats add recliners, pillows and blankets (!!), and waiters to bring "chef-inspired creations" right to your seat.

iPic will compete most closely with the new, 15 screen cinemaplex coming soon to Westfield Montgomery Mall. That will have twice as many screens, new restaurants, but it is not known how its "bell-and-whistle" amenities will compare to those found at Pike & Rose.

Sounds like Regal Bethesda 10 will have to step up its game bigtime, as the iPic theater will be only a short Metro ride away, and Montgomery Mall is within easy driving distance.

The iPic theater will open in 2014.
