Bethesda construction update: St. Elmo Apartments (Video + Photos)


Let's take a look at the construction site of the future St. Elmo Apartments at 4931 Fairmont Avenue in Bethesda. The 22-story apartment tower will house 276 luxury apartment units, 6000 square feet of ground floor retail and restaurant space, and a 220-space underground parking garage. Developed by Duball, LLC and the Lenkin Companies, a Q1 2024 delivery has been anticipated for the project. However, unexpected delays encountered during the excavation process this year could change that slightly.

Any ideas why the site just sits empty sometimes during the day with no work going on?

Looks like a perfect time to sign a long lease on a south facing unit in the Bainbridge. No, wait…

Didn't this excavation issue happen with the Bainbridge right next door as well, which ultimately took nearly 4 years to build? I remember Greenberg filing a lot of lawsuits against that project. You would have thought that there would be lessons learned, even if HITT is a Northern Virginia contractor that rarely does work in Montgomery County.

At this point it looks like the other two 20+ story apartment towers currently underway (7607 Old Georgetown and Hampden House) will open long before St. Elmo does. Not to mention the mid-rise projects at 7000 Wisconsin, 8015 Old Georgetown and 4915 Auburn.

@9:34am - Since Robert did not report the reason for the delay, you can’t conclude that it’s the same problem as the Bainbridge.
