Federal Realty is filing a limited site plan amendment with Montgomery County to add more restaurant and retail space at its Montrose Crossing property in North Bethesda. The new 19000 SF building will replace an existing 10,700 SF restaurant structure at the shopping center.
Some landscaping will have to be reconfigured, and parking requirements will be updated to conform to the new County zoning code.
The existing restaurant is not specified, but Timpano Italian Chophouse is in a 10860 SF structure in the front parking lot of the center. Montrose Crossing is located at 12055 Rockville Pike, adjacent to the Montrose Parkway.

6:21: They definitely need a drive-thru. Popeyes has the same problem across the street - and it is always raining whenever I go there. I believe 70%+ of McDonald's profits come from drive-thru sales, so I'm not sure how they think they're saving money not having one.

That whole center needs to be blown up. That's a huge piece of property there if you include Giant, the crappy mini strip where the county liquor store is plus the back piece that has been 100 different furniture places. If they did a Bethesda Row type of project there it would do extremely well and would bring high end stores and restaurants to the area. With the exception of Pike & Rose, Rockville is pretty crappy.

As it so happens, Federal Realty owns/manages both the Pike & Rose and Bethesda Row mixed-use districts, in addition to Montrose Crossing.
At the moment, Federal Realty is focused on building out Pike & Rose. When the White Flint II sector plan is finalized, it should greatly expand the potential opportunities for the Montrose Crossing property. Phased redevelopment will follow as market conditions warrant.

Those Westwood renderings look wonderful. I hope they give us all the high end retail Bethesda needs as well as preferential parking with charging stations for families who own at least one Tesla automobile.

@Mommy - I'll still shop there, if they bring in the right upscale retail. Many of my neighbors would as well.
Also, please don't take this the wrong way, but if the clothes people wore in the protest pictures that Robert posted are any indication, the residents of Westbard won't be able to afford to shop at the new upscale retail offerings anyway. I think Equity One recognizes that Westbardians would not form their customer base anyway.
Poppy, Equity One has said none of the tenants they will lease to will have regional appeal that would make it a destination shopping spot. Personally, I would prefer they break that promise in terms of having a great restaurant or upgrading to Wegmans, for example. But their retail portfolios elsewhere do not reflect the Collection at Chevy Chase type of retail you are hoping for.

@ Robert 5:13 - I understand where you are coming from Robert, but I think you are missing the subtleties of the situation. Collection at Chevy Chase features high end retail outlets from large international jewelers and designers. Since we already have that we don't need duplicates at Westwood.
The high end retail we are pushing for at Westwood needs to focus on more of a boutique approach. Bespoke handbag makers who only sell their wares in Westwood and nowhere else, for instance. An artisan truffle oil boutique that offers a more thoughtful selection than the 'every oil' approach seen on Bethesda Row.
Mind you I am also advocating for some 'everyday clothes' type retailers at Westwood. Thomas Pink and Vineyard Vines are must-haves.
I definitely see this vision of high end retail coexisting with the collection. If what we want is not typical of past Equity One projects, well then we need to pull some muscle and start working now to make sure what I suggest is what we end up getting in the end. Sounds like a nice project for myself and other progressive activists!
