Bethesda construction update: 4825 Montgomery Lane luxury condos (Photos)

The finishing touches are on the 5-story condominium building at 4825 Montgomery Lane in downtown Bethesda. This building contains 4 luxury units, each comprising an entire floor of the building. The ground floor of the stick-built project houses 4 individual, private garages, one for each resident. It's been interesting to watch this unusual and unique project come together over the last 18 months. Also interesting - you're not allowed to smoke within 25 feet of this building.

As a condo association rule I can see that as enforceable for residents and their guests, but not sure how you could force someone on the sidewalk not to smoke. I applaud the idea, though.

Given that there will be, I believe, four separate elevator shafts for each resident, I wonder how long it will be before one resident complains about another resident's use of the elevators at "odd hours".

It's definitely several. I know because I don't write many of the crazier things but definitely am in the "not so much in agreement with Dyer's points of view" camp. :)

I'm talking about the guy that posts the crazy stuff, the insults, personal attacks. When he's busy, you notice there aren't these types of comments.
Regular Dyer readers are glad anonymous' new boss is keeping him busy and not trolling Dyer all day. :)

The troll would go away if Dyer didn't spend his days feeding it. I mean, seriously, Dyer, it's like you're purposefully egging the guy on. This would have never gotten out of control if Dyer knew how to take a chill pill.

A condo with just four units. If even one owner becomes delinquent on his/her fees, that could really screw over the other units.

8:16 The condo association can put a lien on the unit if the condo fees are unpaid, and even seize the property if necessary and sell it to pay the fees.

I bet the condo fees are going to be really high with so few units, like about $2k/month. There are grounds to maintain, and in particular elevators are costly since you need to have 24-hour service contracts in place in case someone gets trapped at 2am on a Saturday.

That's true but the lien/foreclosure process doesn't happen overnight. In the meantime, the other 3 owners are faced with a 25% shortfall on the expenses to maintain their common areas.

@11:19 - you're describing a process that takes multiple years, at least (there are units in my building that have been delinquent for nearly a decade and we're still in ongoing litigation w/them. Filing bankruptcy alone can buy an owner 5 years of leeway). And no, there's little chance the property will be "seized" and the fees recouped. A condo fee lien is just about last priority compared to any other (mortgage, tax, etc.).

Too bad none of these units hit the open market so we could learn more. Guess we'll have to ask someone or wait until one goes for sale. :( would have loved to see the place inside.
