Containing a total of 5.1 acres, and a short walk from the Bethesda Metro station, the land would be among the most valuable for redevelopment in the D.C. region. But it doesn't sound like CVS is going anywhere anytime soon.
CVS Pharmacy's lease runs for at least another decade, and they also pay a ground rent. A similar deal in Bethlehem, New York, a couple of weeks ago was the second-highest final sale price for commercial property in the Albany area this year, $8.1 million. The sale price listed currently for the Bethesda site is around the same amount, $8,038,380.

CVS in Tysons sold for an absurd amount as well for the mixed use residential potential- not a troll.

Just because it has a lease for "X" number of years does not mean it's there for that period. Leases can be broken, like your landlords of the past, when they tire of you.
