BETHESDA BAR ONCE HOME TO BLACKFINN BEING GUTTED


The vacant restaurant/bar building at 4901-A Fairmont Avenue, previously known as BlackFinn (and Willie & Reed's before that), is being gutted and renovated. Owner Greenhill Capital has hired local architecture firm Steven J. Karr, AIA, Inc,, to remove all of the previous tenants' interior improvements, and the entire 2,246 SF second floor, reducing the building to core and shell components.
The demolition work will be done by Sigal Corporation, also the contractor for another Karr project currently underway on Cordell Avenue. Demolition is expected to be completed by March. This is part of a larger overhaul of Greenhill's multi-building Lot 667 along Fairmont, Norfolk and St. Elmo Avenues that is also being designed by Karr.

Karr, the guy who gave us awful building such as Roof. Greenhill the landlord that can't keep a tenant. Sounds like an ideal situation.

Just sit on that fat lawsuit they got out of Bainbridge's insurance provider and leave Woodmont Triangle a ghost town.

A number of those you listed were in the buildings that Bainbridge rocked the foundations of, right?

People are concerned around town about these excavations being done improperly.

And Kraze Burger, right? National Jean Company and Haagan Dazs before that I believe.

What was before Blackfinn again, that other sports bar that went out of business.

Understand restaurants fail more often than not, and that Greenberg has more properties in Bethesda than many others, but it's a sad trend.

Didn't County investigators say it was fine? But court ruled for Greenhill, right?

If you own more properties, then of course you'll have more turnover than others.

Even Federal Realty deals with this. Look at the vacant spaces at Wildwood, Rockville Town Square, etc.

The Greenhill properties that were condemned because of the excavation were unusable land only until the Bainbridge job was at grade. That was a long while ago. The concrete drippings on Red Tomato was just another money grab IMO.

Fresh Grill and Dancez Dancez were the only sites affected by the undermining.

The auto repair shop next to the Red Tomato was also closed by the concrete droppings.

Willie and Reeds came before Blackfinn. That had a mellower vibe and I miss it.

Maybe today's high winds will blow some debris over to United Jerks.

Certainly true. Would love to see turnover rate comparisons though. Greenhill just seems to be the front runner, with all vacating tenants saying nasty things about them.

CalTor survived and moved from that Greenhill property where MoMo is now and they say they pay less for a bigger space and are relieved to be out from Greenhill.

I've heard Greenhill charges twice the rate per square foot to MoMo than what Grapeseed, which sits across the street on Cordell Ave., pays. The guy will sit around and wait until someone pays his tremendous rent prices.

MoMo will be out in less than a year unless they somehow figure out how to keep afloat.
