Bethesda construction update: The Lauren ultra-luxury condos (Photos)

The gas lamps out front are flickering at The Lauren, the newest and most-exclusive address in downtown Bethesda. Lighting around the entrance and the building name on the canopy are now lit up at night, as are a few windows. The nearby sales office has relocated into the actual building.

I drove by last night and saw the front desk person roaming around, so I guess they're staffed up and ready for business.

@11:26 AM - I am pretty sure there are like two or three units priced below market rate. I am also pretty sure they are the units that are below ground level on the Woodmont Ave side near the sidewalk...

I think there are 6 MPDU units.
2-bedroom, 1 or 1 1/2 bath. Max occupancy of 4 in each.
2-level or 1-level condos
No parking space. Condo fees still $$200 - $300+/mo.
Cost: $153,333- $174,175
Closing costs around $15,000

@ 1:27 pm - those will be occupied by drug addicts and mental patients, according to Dyer.

Blows my mind they don't sell them for market rate and take the extra million dollars each to do something more substantive. Not to mention the additional property taxes, income taxes, and spending in the local economy.

@7:20 Blame MoCo for that -- they require Y MPDUs to be built when building a development with more than X houses/units. The developer can't just hand over money to the county instead.

1:40 AM The privileged tried that at Avenel and failed, causing a court ordered compliance, and amendment to the county laws, sorry no buy out. You should know that as a resident.

Does each of the MPDU units have their own exterior door? Or a joint "poor door?"

Yeah, no MPDUs would be built if developers weren't required. Better to make it required for everyone.
This is a great location... basically across the street from Metro.

See if you can figure out what the little gated storage cubbies are that are lined up at ground level along Woodmont. They don't lock, but they LOOK like there are supposed to be things kept in there...

Robert, everyone is curious about those Lauren boxes that are taking up 1/2 the pedestrian walkway along Woodmont. The builder claimed they would "improve" the streetscape along Woodmont. Looks like The Lauren has encroached on public space. Rumor is these are trash recepticals for the MPDUs. Please say it's not so!!!
