Aria Beer, Wine & Deli appears to be for sale

Aria Beer, Wine & Deli, located in the ground floor of the Gallery Bethesda apartment tower at 4800 Auburn Avenue, appears to be for sale. The convenience store, which has a high 4.5 star rating on Yelp, is still in operation.

According to an online listing, the asking price for the business is $250,000. The rent is $3000 a month, the listing says, but will increase to $6000 after the Gallery Bethesda II tower across from the store reaches 50% occupancy. Rent was reduced to $3000 to compensate the business for the disruptive construction of that sister building, the listing notes.

This would seem like a good business opportunity. The store is convenient to multiple residential buildings and offices, and has offered a surprisingly-large selection of high-quality fresh food items for lunch and dinner. There's even a residents-only entrance inside the Gallery Bethesda, which makes it the ideal destination for occupants seeking general groceries, Budweiser or a quick snack in bad weather.

With a second tower of equal height opening next month across from the store, there's a lot of potential for this store to do brisk business.

Wonder what their margins are now...probably rather lean.

That Deli seems to have a large lunch crowd of construction workers on most weekdays.

Some of these businesses that are located amongst construction areas need to make sure they are attractive to these hungry workers instead of complaining about the dust and noise driving away their regulars. The Hampton Grill is doing great near the Apex site. The Tastee Diner should make sure they can welcome construction workers. Stop complaining and take advantage of a hungry workforce. Offer quick and affordable food that competes with those mobile food trucks to bolster their sales during construction.

5:46 AM The construction worker crowd is not permanent once they are done you need a base to support your day to day rent. If this add is correct and the rent is doing a "Crystal City", the current owner is bailing before he/she hits a deficit. Can't blame them at all, what a grubby landlord, akin to Greenfield.

Speaking of Crystal City- wow...Randolph Hills, Pike & Rose and Rockville homeowners really must be envious of how housing prices have spiked in Arlington and Long island City areas around hq2

Well, Mr. Monday Morning Armchair Quarterback - which site would YOU have proposed, and why? White Flint was the largest vacant property that close in and near a Metro station.

The White Flint site comprises 45 acres. The $8.5 billion PRIME Act incentive package still has 2 years on it before expiration. Though Amazon did not choose the White Flint site, another corporation could negotiate for the site and the Maryland State incentive package ($8.5 billion) and the separate Montgomery County incentive package worth probably around %500 million. The combination $9 billion in incentives is probably the largest incentive package ever offered to a corporation. Apple is looking to create a second headquarters. I wonder if they will have interest in the White Flint site?
