Peter Chang applies for liquor license for new Bethesda restaurant

Chef Peter Chang's newest restaurant, and the one that will serve as his flagship at 4500 East-West Highway in Bethesda, has applied to Montgomery County for its liquor license. The restaurant's hearing will be on February 2. Q by Peter Chang is expected to open in April. As you can see in the above photo, there is quite a ways to go on the build-out.

Nice!

Take that, 1812 N. Moore Street!

Parking won't be great unless garage there is free for customers. Food is better than any Chinese place in the area period.

7:23: It's been previously pointed out that that particular building's ownership was holding out for higher than market rents. Totally different situation from 4500 East-West. Carr was disadvantaged by the anti-business, anti-highway County Council, not by their own pricing.

To their credit, Carr switched strategies and were able to lease up with smaller tenants. They also stuck to their guns about the white tablecloth plan for the restaurant space, and completely delivered on that goal with one of the top chefs in the region.

7:41: I can't predict if the restaurant and/or landlord will contribute $ toward restaurant patron parking, but I can say it's possible, because the garage does include parking for the public. The issue, as any developer knows better than I, is that there is no such thing as "free parking." So somebody would have to cover the cost of validation.

The county garage is literally next door.

Boom! Roasted, Dyer! You illiterate birdbrain - ever been to Bethesda?!

What specific "anti-highway" policies put Carr at a disadvantage, Dyer?

Thanks 9:38. I was lost without your insightful comments.

Where do you get your information? Office market conditions in nearly Arlington submarket is worse than in downtown Bethesda. Crystal City is still half vacant, a long-stalled office building development in Ballston was just converted to apartments, and 1812 still sits embarrassingly empty. Monday is asking market rates for the class of building, they just refuse to discount.

Carr's rents are also higher than any other building in Downtown Bethesda and the building is nearly full.

11:42: Very specifically, no direct access to Dulles Airport via the unbuilt bridge/highway extension to VA 28.

Robert Dyer said...

3:49: Huh? You basically rewrote what I just said, but tried to make it sound like you were correcting me. Not lowering your rent in a tough leasing market is - duh! - refusing to offer market rate. Never said Carr lowered rent, I said they went after a different type of tenant when MoCo's moribund economy and anti-car policies stymied their efforts for a corporate headquarters like Intelsat.

Robert Dyer said...

3:49: I also suggest you visit Tysons to see just how "bad" the office market is in Northern Virginia. Tallest building in the region opening over there, Intelsat, Hilton - they're killing us. Wake up.

Robert Dyer said...

9:38: No clue what you're talking about. Crawl back into your dumpster, hobo.

Using a "second crossing" to get from Bethesda to Dulles would be a ridiculously indirect route.

Robert Dyer said...

6:21: Only to the extent that the idiots running Montgomery County canceled the Northwest Freeway that would have been a block away from this building.

I'm 3:49

You clearly didn't understand my point.

"in a tough leasing market"
Exactly. Stop making it seem that it's unique to Montgomery County.

Tysons is the only successful office market in all of Northern Virginia. You're clearly the one who needs to "wake up" instead of cherry picking data.

By the way, the "idiots" running Montgomery County are clearly a lot smarter than you, based on the utter stupidity you post sometimes.

Dyer, the "Northwest Freeway" alignment parallel to Wisconsin Avenue was withdrawn in the face of overwhelming opposition from County residents, over half a century ago, a decade before you were born, and four decades before 4500 East-West Highway was a gleam in a developer's eye. I don't understand why you keep obsessing about this.

And it would not make the route from Bethesda to Dulles using the (equally unbuilt) "Second Crossing" any less circuitous.

1812 N. Moore Street is adjacent to both a direct highway connection to Dulles as well as to the Silver Line. Hasn't done it a whole lot of good, has it?

A far more realistic solution to improving road access between Bethesda and Dulles, and Northern Virginia in general, is widening the Beltway south of the I-270 spur. But you oppose this.

Flashback: Remember when MoCo councilmen and planners said White Flint was going to be our Tysons Corner?

@ 7:56 - Are you the one who wrote "do u even lift bro?" yesterday?

"Hello. I'm Robert Dyer. I want to build a freeway through your neighborhood. Vote for me!"

Anonymous said...

"Hello. I'm Roger Berliner. I've been on the Council for over a decade but haven't done jack shit about traffic on 270. I deserve a promotion to county executive so I can keep you in gridlock on the beltway for another generation."

Robert Dyer said...

7:40: The opposition was from politicians, not residents. Yes, the Northwest Freeway would have made it faster to get to I-70S, and then to the original crossing route along the Montrose Road corridor. Wake up and smell the asphalt.

You're still repeating that old lie, claiming I oppose widening the Beltway. Wrong. I oppose the plan floated 10 years ago to demolish homes in Bethesda to widen the Beltway. If you and Hans want to try to get behind bulldozing homes in Bethesda, I look forward to that for entertainment purposes.

I support Express Lanes to give drivers the option to escape, but they clearly have failed to reduce congestion on the Beltway heading toward Tysons. Traffic is even backed up that way on weekends. It shows that we need Express Lanes AND M-83 and a new Potomac River bridge to get some of that traffic off of the Beltway and I-270 south of Rockville/Gaithersburg (depending which route the crossing takes - I-370 or Rockville Facility).

Anonymous said...

"The opposition was from politicians, not residents"

Pure, unadulterated bullshit.

And building M-83 would do nothing for the Beltway or I-270 south of Gaithersburg.

Robert Dyer said...

9:18: You obviously don't know what you're talking about. The whole point of the M-83 is to offload upcounty-bound I-270 traffic at Watkins Mill and Montgomery Village Avenue! Thereby increasing capacity along the whole corridor.

The owner should sue your ass for libel.

@ 11:22 AM - Because polystyrene is not biodegradable, is a possible carcinogen, and when burned, releases a number of toxic chemicals.

1:28 great, can we now focus on some solutions to fix 270?

Robert Dyer said...

10:04: It's a fact, and was widely reported in the news. If you are so out of touch with what's going on in Montgomery County, why are you arguing about it? On the other hand, it renders you highly qualified to work for Hans Riemer. No wonder his sugar daddies hired you!

Robert Dyer said...

10:12: God, you really just made a damn fool of yourself.

Thousands of code violations. You say you're an agent of Leventhal and Riemer, and here you are outright lying to the public about the thousands of code violations. This is why term limits passed.

Now the voters get to decide the fate of the rest of the Council, who voted for the sector plan that enticed landlords not to maintain their buildings, despite warnings from people like me.

Go back to your dumpster, hobo.

Dyer @ 2:35: "You say you're an agent of Leventhal and Riemer..."

Who said that? Where? You're the only one I've ever seen claiming that anonymous posters on here are in any way affiliated with council members.
