The former UFC Gym, which recently closed on Cordell Avenue in Bethesda, is now officially for lease. It is owned by Greenhill Capital.
UFC Gym remains a puzzler, coming into town with great fanfare and, presumably, big bucks and a major brand name behind it. Yet it folded faster than the far lesser-known LA Boxing.

Wonder what would work well in this English basement type of space? The Brickside downstairs space is a bike place (Zengo?) and used to be an adult store. Seemed exercise would have been a good fit? Was always empty but at least different and fun and some sort of draw for diverse clientele.
I would love to see some data on Greenhill vacancy rate versus others. I know they have more property, but would be interesting to see if it's more than that as lots of folks imply. And some stats on lease breakage numbers. Maybe folks should be staying away from Greenhill properties.

This would be a perfect story for Dyer to spend his investigative efforts towards. Greenhill compared to the rest of the field. Rates, terms, turnover, etc. Do it! Dyer would be great at this.
