Maizon Bethesda apartments marketing to those with a downward gaze (Photos)


Things are looking down at the Maizon Bethesda apartments at 4900 Moorland Lane along Arlington Road. Ground-level, in fact. That's where you'll find the latest marketing campaign from the property. Stickers with a QR code and a pawprint have been applied to the brick-paver sidewalk outside the building.


The pawprint claims the building is "pet approved," but it's not clear what the sample size of animals surveyed was, nor is the method by which they communicated their approval. It was a year ago last month that the building opened. The only thing lower at the Maizon than the new sidewalk stickers are those below-ground units that are accessed from the sidewalk on Arlington Road.

I do not live in this building but here are some thoughts. Looks like a beautiful NEW Apartment Building with lots of cool amenities, like a Rooftop Garden. But they charge $350 a month for Parking, which they disclose right on their website, which is more than double what most Bethesda Apt Buildings charge, I know their rent for their apts must be quite high. And lastly, I was quite surprised to see a lot of negative reviews on Google for this new apt building which is less than a year old and looks nice on the outside.

I live at Maizon and it’s nothing short of an absolute mess. The building opened just over a year ago and they are continuing major construction around the property on account of lazy building and poor oversight. The management is unresponsive and simply overwhelmed, and emails go out at least once a month reminding residents to stop breaking common rules. To answer a question above occupancy is about 75% but word has gotten out about the poor condition of the building which is one reason why it is taking so long to lease out. That and they’re asking $4400 a month for those 4 front facing units with no privacy.

@8:20 PM: $350/month for parking is crazy. I guess they figure people will be price insensitive for the last $50-100 over a month.

@8:18 PM: That's really sad to hear, but completely unsurprising given how far building quality has fallen. What are they working on mainly?

Is the management understaffed or poorly trained?

What common rules are being broken?

$4400/month for those ground level units? I don't see those ever getting rented out. They should make them into a new gym. What a colossal mistake.

Among other things they continue to work on the elevators. A month went by where 2 of the 3 were out of service completely due to motherboard issues. Yesterday one went out unexpectedly. They’ve just given up and turned off security features in them now. They’re also replacing vinyl flooring in many units because it was installed improperly which is incredibly loud and disruptive. How such a large oversight was made and not caught is beyond comprehension.
For management it’s mostly poor and unprofessional. Besides being unresponsive, they have had some turnover due to workplace harassment and having leasing agents work extremely long hours among other things. The main problem is that the management company is out of Florida and has a major disconnect with the management on the ground here. That leaves the property manager to make a lot of the decisions that would normally be made at a corporate level. Re: the high parking prices that’s all the property manager. He also set the price for booking the top floor clubhouse at $400 for one day! I’ve never heard of such insane prices, especially with the amenity fee I pay every month. I do feel for the staff here because they get no help from corporate yet have to manage such a large and complicated building, especially one with so many defects.
As for the rules being broken it’s actually sad. Things like pets being brought onto the roof and into the pool, people throwing parties late at night and causing damage, people taking things from common areas and not returning them, and smoking marijuana in the elevator and halls. But my favorite is people letting their pets pee and poo in the hallways and not clean it up. People pay this much and they treat the building like crap. We got an email over the summer telling us it’s not the cleaning team’s job to clean dog poo. It’s like herding children!
Last but not least I heard a rumor the original plan with those front facing units was to make them retail but they didn’t want to ruin the aesthetic of the neighborhood. That I actually agree with, but they should either turn it into amenity space or do something else creative with it since they’ll never be rented out, especially at those prices.

I lived there and in the end, experienced poor management when they made an error and over-charged me. I contacted them right away. First, Carl tells me he didn't see my repeated emails. Next, Carl tells me "the check will be sent". Then he lies and tells me the check was sent (never sent). Tells me he will send me another check (never sent it). Too many shady excuses (lies).

How is it my initial check was received promptly and to the correct address but this one goes missing? How is it he always received every single email from me until it became an excuse for not responding?

I am still waiting for a check and I moved out December 31.

Friends in the community had issues with management, issues with maintenance, issues with the quality of their units. Professionalism and prompt responses and prompt payment should be priority but they don't care.
