Signage removed at Mexicue in Bethesda


Signage has been removed from the former Mexicue space at 4733 Elm Street in Bethesda. The restaurant closed eight months ago. It was a shockingly-short run for a national chain restaurant in Bethesda, lasting only 6 months. Several prospective new tenants have expressed interest in the space this year. It's a prime corner location, but several restaurants have come and gone since Haagen-Dazs moved out over a decade ago.

The astronomical rents in Bethesda guarantee that new businesses start out with two strikes.

If I remember correctly, the last few renters there all pretty much used the "Chipotle model" where large open serving trays are lined up behind inadequate sneeze screens. And with numerous and various serving people behind the stations..You may remember that Chipotle years ago had a few food contamination lawsuits (and you might remember Obama reaching over the screens). I think Chipotle forever lost business but is hanging on: non franchise or smaller restaurants that continue serving food in such a manner aren't so fortunate.

This location is a bit on the outskirts. When I've been downtown the action is really on the Bethesda Ave and Elm Street. People tend not to cross the street unless it's really special.

In the commercial real estate world are rents subject to negotiation. Could a proposed business ask for reduced rent given a string of failures at a given location? -Learning

What bike shop was at that location? I started working across the street (OPNET) in 2004 and can only recall the Haagen Dazs and the jeans place.
