Bethesda construction update: Pike & Rose Phase 2 + 930 Rose condos go on sale (Photos)

Phase 2 of Federal Realty's Pike & Rose development is now rising from the ground in North Bethesda. If the two-story frame of a future building wasn't evidence enough, the sales office for the luxury 930 Rose condos will open on-site tomorrow, May 13.

The office will be located at 11572 Old Georgetown Road, next to the Pallas apartments. Sales wiil be handled by McWilliams|Ballard. A grand opening event will be held tonight at City Perch at Pike & Rose from 6:00-8:00 PM; you can RSVP online.

930 Rose will offer 104 condo units atop the future Canopy by Hilton hotel. Federal Realty is touting it as a rare condo building in the Mid-Atlantic region to offer hotel services and amentities. The 20-story building will offer a 21st-story 4600 SF rooftop garden terrace with outdoor seating and a dog park. A club room will boast a "chef-inspired" kitchen and fitness center.

Many of the loft-style units will feature 9 foot ceilings, window walls with Mecho shades, balconies and terraces, Italian kitchen cabinets, gas stoves and cast iron tubs. There will also be many personalization options available. The building will have an address on the future Rose Avenue at the development.

Robert- I do not understand why you are so negative about the Westbard project but do not seem to really care about Pike + Rose. Please explain so I can have a better understanding of the difference. Tnxs!

7:47 AM My take on Pike & Rose vs. Westbard:

Pike & Rose is down the street from a Metro station and is right on the Pike, which is heavily served by transit.

Westbard is not walking distance to any Metro station and is served by one Ride On bus and one T2 bus with sporadic service.

Aside from the transit differences, Pike & Rose is a self-contained development and not in the middle of an existing residential neighborhood.
They took an old shopping center and commuter parking lot and turned it into it's own little city.
It is not part of the entrance or exit from older existing houses.

8:01 AM Yeah, I agree. Also, the Pike is and always has been a destination for massive retail and commercial spaces. Westbard Avenue is not, and never should, be Rockville Pike!

Westbard needs more of a village center, not the massive development planned approved by the Council.

Which is exactly what's getting built. Pike & Rose is building 20 story buildings, Equity One is building 3-5 story buildings.

What exactly is your idea of a village center? A collection of huts?

The two-story building at the Rockville Pike entrance will be REI. The one along "Towne Road" (Hoya Street) is being leased by another retail tenant.

Rare, but increasingly common. In Baltimore nine stories of condos are being finished above the 21-story Four Seasons hotel. Similar developments are happening in Philadelphia, Jersey City, and other cities in the Mid-Atlantic.

You're still misinterpreting the definition, bit I'll try explaining it to you. A fanboy of Mr. Dyer would be hostile against those who disagree with Mr. Dyer, not the other way around.

In any case, something tells me that the commenter throwing around the term "fanboy" is Mr. Dyer himself, or a close friend. The pattern of loony conspiracy theories, nonexistent logic, and petty insults is eerily familiar.

Crazy thought - maybe threads like these should be reserved for asking questions/sharing information about the projects highlighted in the post rather than picking on a guy like a bunch of middle school kids? I come to this site in the morning to read about what new stuff is opening up within walking distance of my house. Obviously, I'm in the minority because it seems like a lot of you come here just to post very unimaginative digs at a guy who just seems to run a pretty decent local blog. Kind of a waste of time to sift through all the comments to see if anyone, you know, had any meaningful information to share about the project referenced in the post. You seem to have more free time than the guy you chastise for having too much of it himself.

Agree with Rhett. This is a good local blog that does not seem to be beholden to outside and outsider interests. If Mr. Dyer chooses to let people post anon (unlike other sites) and let the sunlight hit the trolls, I'm gonna call those trolls out. A troll's job is to control the conversation, obfuscate fact, manipulate and disrupt. If readers of this blog call you on it, that's a good thing. We don't care about your "timekeeping" either, it's irrelevant (what a shocker).
