Gallery Bethesda II pre-leasing to begin in September

Donohoe's Gallery Bethesda II luxury apartment tower will begin pre-leasing in September, according to Vantage Management, the building's manager. Available units will range from a 515 SF studio to a 1651 SF 2-bedroom with den and 3 bathrooms.

Donohoe is also the construction firm for the project, which was designed by WDG Architecture. The award-winning original Gallery Bethesda was the first post-Great Recession project to deliver in downtown Bethesda, and still holds the record for fastest lease-up of this generation of luxury buildings.

Gallery II will include 219 units and a generous 12425 SF of retail and restaurant space. Donohoe is aiming for tenants that will draw foot traffic to the plaza Gallery II shares with sister building Gallery Bethesda, compared to the tenant-focused retail in the first building. In fact, the curved corner of the building at Del Ray and Rugby is anticipated for a restaurant use.

So it holds the record for the fastest lease up of recent luxury apartment buildings. Perhaps this is because it was the first new building in many, many years, and filled a pent up demand.

I still contend that the location is a bit too far from the Metro, and is located in an area with few nearby amenities, at least for now. Very uninviting streets, lousy streets apes, with few shops and restaurants in the immediate area. The new police station adds a feel-long of safety, but the station and senior housing under construction, do not add amenities. The Bethesda Circulator does not have a stop nearby. This location is still a bit isolated from the buzz of Norfolk at least for now.

Of course the additional retail space will help, but Ithink these commercial areas will struggle until more nearby development occurs. Perhaps the landlord will need to subsidize some form of an anchor and destination tenant to draw folks to the site.

The leasing site does show some very interesting floor plans with lots of floor to ceiling glass in many units. Some nice irregular plans that have more interest to me that the typical square floor plans. Some nice large balconies and terraces are available as well. It will be interesting to see what common spaces are developed as this will be crucial given the somewhat isolated location. It’s smart that it is paired it with the similar phase one building help develop a bit of a neighborhood.

Great retail being built. Could help shift business away from the decrepit retail most of Woodmont Triabgle has been stuck with for years.
