Artena Bethesda development lot assembly on Planning Board agenda for June 1


A number of long-delayed projects in downtown Bethesda continue to spring back to life as the month ends. The latest move on the Artena Bethesda mixed-use development at 8000 Wisconsin Avenue will be about 48 hours from now, on Thursday, June 1, 2023 at 9:00 AM. That's when the Montgomery County Planning Board will review and vote on a final record plat for the Artena site, which will assemble 7938-8000 Wisconsin (Saphire Cafe and Golden Needle tailoring shop), 8011 Woodmont Avenue (Sir Walter Raleigh Inn/Bruce Variety), and Montgomery County Public Parking Lot 43 on Woodmont. 


The parking lot is due to permanently close about a week after Thursday's Planning Board vote. Planning Board staff are recommending approval of the plat. The Artena Bethesda site plan has already been approved by Montgomery County. This is a formality, like the previous request for demolition permits, before work can finally begin on the project. But the public is allowed to testify at Thursday's public hearing.

Here comes Artena Bethesda ! Very Exciting, unless you live in the building next door and you have to deal with the construction noise, of course ! Hey suppose I want to attend this Hearing on Thur Morning. You have a Building and Room Number for the Hearing ?

This is a Very Exciting Development in a Part of Bethesda that is still Growing………and Building Up ! Cool Looking Glass Apt Building.

So apparently this lot assembly does not include 8008 Wisconsin? You recently reported that Toll Brothers is selling that site to an undisclosed party. I wonder again if these two sites aren’t somehow related, or at least the Artena folks are buying 8008 to use as construction staging, with plans to develop or sell later. Either way, it would be nice to see the whole block redeveloped, and hopefully at the same time. There is much synergy if both are constructed at the same time.

10:14: Based on the extension request, the 8008 project probably won't start construction until 2025, so it could be used for staging if the Artena developer is willing to pay them rent. There's a fair amount of flat space there even if they didn't demolish the structures.
